A tenancy under the Landlord and Tenant Act 1954 will continue until it is terminated in accordance with section 24 of the Act.
The following is a list of methods by which the tenancy can be terminated:
Common law methods (under section 24(2)):
- Â Surrender
- Â Forfeiture
- Â Notice to quit given by the tenant
- Â Forfeiture of a superior lease
Statutory methods:
- Â Section 25 notice by the landlord
- Â Section 26 request by the tenant
- Â Section 27 notice given by the tenant
